<p>Will we be better off when only one remains, when less competition, remember how it was like back in the days when you could get a cell phone bill for like 1200.00 per month, probably not, but it was really high in the beginning, simply because there was no competition. </p>
<p><strong>When there is no competition the one thing that is clear is that corporations will get greedy and they will take advantage.<br />
</strong><br />
Well it might be that ATT may not be able to take over Tmobile in its attempts to obtain a better network. </p>
<p>One thing seems to be clear, allegedly most Tmobile users do not want to have anything to do with ATT, why is that?</p>
<p>For one thing ATT has a reputation of not providing very good service, just do a google search for angry, customers, and you will find millions of them. In fact, I was a customer of ATT for 5 years, paid them $79.00 a month without fail for 5 years, and what did they do when it came time to treat me better than say some slob they did not know jack about?</p>
<p>You got it they treated me like any other slob, but you have to ask how is that possible when I was a good customer for 5 years, in any other market I would be treated well even likely treated like a VIP, but not at ATT, at ATT your nothing your a big fat zero, your a number, and you know what else, people at Tmobile do not want to be treated that way and if I was with Tmobile and this (un-healthy) merger were to go through I would drop them like a hot potato. </p>
<p>The simple fact here is that this is why we have laws to protect consumers from large companies that would allegedly seek to do harm to its customers without fear of retribution because they are so big that they cannot fail, right?</p>
<p>Well one thing seems clear here Tmobile should not be ATT, Go find some other company to bully you jerks, hmm, alleged, jerks. </p>

Some people wonder if that has changed at all and even more of those people (allegedly about 34 percent of the population of Georgia is currently in jail) Which means that if you life in Georgia eventually you may end up in jail.</p>
<p>In many ways the way that people are treated in Georgia is allegedly a human rights violation.</p>
<p>It is a horror, show, and on top of that, the state of Georgia brings in Millions and Millions of dollars through the probation system.</p>

<p>In some ways we are watching a challenging of our constitution, by the far left, the idea that states do not have the right to protect its citizens, is absurd, however that would seem to be what we are watching in both Alabama and Arizona, Amazing stuff.</p>
<blockquote><p>The Tenth Amendment states the Constitution&#8217;s principle of federalism by providing that powers not granted to the federal government nor prohibited to the states by the Constitution are reserved, respectively, to the states or the people.</p></blockquote>
<p>The argument of the left, is that you don&#8217;t have the right to ask for identification if you suspect that someone is in your state illegally, however, we have to have a birth certificate if we want to do anything in this nation.</p>
<p>It is like the camel and the eye of the needle analogy, the liberals seem to think that the constitution does not apply to them because they are so smart.</p>

<p>So what is going on here, we have Washington that is fighting its own people by attempting to force them to do something they do not want to do, sure its for their own good, but where does it stop.</p>
<p><strong>I want to know, where do you draw the line.</strong></p>
<p>What about sugar, there are millions of diabetics, that are not allowed to have sugar but they do it anyway and sometimes they end up in the hospital, you know that costs a lot of money so since there are millions of people out there that do not know they are diabetic, then why not force the people to stop drinking soft drinks with sugar in them this way we can make sure that no one ever get sick and goes to the hospital ever again.</p>
<p>What about forcing them to stop reading a certain book?</p>
<p>What about offending someone, it might be a hate crime, lets just make it illegal to offend anyone.</p>
<p><strong>What about, home owners insurance. </strong></p>
<p>You know that they can force you to have car insurance now, and there are so many fires in a year where they either did not have insurance or they got behind on the payments, why not force them.</p>
<p><strong>Kind of sounds like rape does it not?</strong></p>
<p>That is what this is, forcing a people to do something that is against their will is not constitutional.</p>
<p>So we have now bi-partisan law, where one judge rules one way, and yet another judge rules still another way, based on how they feel.</p>
<p><strong>Is that the law you studied?</strong></p>
<p><strong>Is that the hope and change you voted for?</strong></p>
<p>I want to know because, if you voted to loose your freedom to choose then sadly someday someone will come along and remove your freedom to vote, want to guess what your life will be like then?</p>
<p>I am ashamed of Washington DC, and Congress, we do not live in a country where people are forced to do anything because a third party or special interest believes it is in their best interest.</p>
<p>America is not a country where its people will be forced to do things against their will.</p>
<p>Yet, we have Washington right now, they are appealing, a decision that is 100 percent correct, in the constitution, you cannot force a people who are free to buy insurance from specially designed &#8220;exchanges&#8221; that are run by special interests, such as some unions, this is not constitutional.</p>
<p>Health care is reform is one thing but this is just thinly disguised graft and corruption run by unions.</p>
<p><strong>It is wrong and the people do not want it. </strong></p>

			<content:encoded><![CDATA[<p>An investment in real estate is always considered to be good as it often yields great returns in the future. Most of the people acquire properties or houses by availing loans from the banks. Builders usually say that their property is approved by the banks, and hence insist the customers to submit the documents to the banks. But, one should carefully verify the legality of the property before availing the loan from the bank.</p>
<p>The following are few important tips that help you in verifying the legality of a property. But before knowing them, know about different type of documents about which you should gain good knowledge when acquire a property or house.</p>
<p>Different types of documents in the property registration:</p>
<p>Agreement of sale: Documents pertaining to the agreement of sale include details about Vendors or Executants &#8211; individuals selling the property, Vendees or Claimants &#8211; individuals buying the property, and the details of the property. Here both the parties enter into an agreement in presences of witnesses to carry out the transaction for certain amount in certain period as per the laws of the land.</p>
<p>Sale Deed: A document which gives the purchaser the complete power and possession of the property by all means. In this, the vendor is the person who sells the property, and the vendee is the person who purchases the property. The vendor will transfer all the rights and grants over the property to the vendee by receiving the sale consideration amount which they had agreed upon. These documents should be registered in the sub registrar office by paying the stamp duty to the government.</p>
<p>General Power of Attorney (GPA): General Power of Attorney is a procedure through which a property owner transfers his powers and rights over a property to another person. GPA document includes the details of such proceedings. Such document has to be registered; only then the person on whom the powers and rights are transferred attains the right to execute all the transactions pertaining to that property in the future.</p>
<p>If the document is not registered, then the person on whom the powers and rights are transferred cannot execute the future transactions on his own; the original owner has to sign the document, only then the document gets the validation.</p>
<p>Agreement of Sale cum General Power of Attorney (AGPA): It&#8217;s a document in which the vendor agrees to sell the property to the vendee and transfers all his rights and powers over that property to the vendee. If the document is registered, the vendee gets all the rights to execute all the transactions over the property thereafter; if not he needs the consent of the vendor for future transactions.</p>
<p>Legal heir document: It is a document which should be duly attested by the class I magistrate to get complete validation. If the person on whom the property is registered dies without writing any Will, then the document which shows the legal rights holders on that property is &#8220;Legal Heirs certificate&#8221;.</p>
<p>All the members whose names are mentioned in the Legal heirs&#8217; certificate should express their consent and sign the document; only then the sale of that property becomes valid.</p>
<p>Encumbrance Certificate (EC): EC includes all the details about previous registration including date of registrations, names of executants and claimants, document numbers etc. It can be obtained from the sub-registrar office.</p>
<p>All the above-mentioned documents must be properly verified and included in a property transaction.</p>
<p>Now let us look into other aspects when verifying the legality of a property:</p>
<p>1. Collect all the legal documents of the property for the last 20 years</p>
<p>2. The first point of the legal verification of the property is &#8220;the present vendor should be the previous vendee&#8221;.</p>
<p>E.g.:-<br />Document Registered In 2008 Document Registered in 2005<br />Vendor: P. Chandra Bose Ashok Kulkarni<br />Vendee: Anil Kumar P. Chandra Bose</p>
<p>If you see the above example, the present vendor Anil Kumar has got the document registered from P.chandra Bose in 2008, and P.chadra Bose has got it from Ashok Kulkarni in 2005 like so.</p>
<p>3. Please read the sale deed completely to clarify yourself that there are no mortgages created over that property by the vendor.<br />4. Please cross check all the past registration details with the Encumbrance certificate.<br />5. If any GPA or AGPA has been executed on the property, then check if they are registered or not.<br />6. Please check with the constructed area and the sanctioned area of the property by verifying them in the plan.<br />7. Take Certified copies (CC) from the registration office and check whether all the documents are valid or not.<br />8. Please cross check the plot number, house number and the boundaries of the property in the document and the existing ones.<br />9. Please collect property tax paid receipts and check whether they are paid regularly or not.</p>
<p>And last but not the least is to get a legal opinion from a advocate before going for a home loan to ensure a smooth loan processing.</p>
